Safe and well-maintained homes
Our responsibility for ensuring residents can live safely in their homes is something we take extremely seriously.
You may have seen the recent publication of the regulatory judgement by the Regulator of Social Housing (RSH).
We took the decision to make a self-referral in December 2024 to the RSH. The RSH sets standards for social housing providers in England, including Anchor.
We made the referral after finding one of our contractors was failing to complete remedial work arising from Electrical Installation Condition Reports (EICR) to specification and on time. At the same time, our internal auditors reviewed our policy and performance in dealing with damp, mould, and condensation (DMC). Their report identified that some of our data was incorrect, not all of our DMC policy was being carried out properly and there were significant delays in remediation in some cases.
In recent months we have been improving the way we record and manage DMC and working with external partners to independently review our approach.
The RSH assesses housing associations against its governance, viability and consumer grades, with possible grades of between one (the best) and four. Anchor has consistently been graded one for both governance and viability in the past. The consumer standards are relatively new and we have not previously been graded against them.
On 26 February, the regulator graded Anchor one against the viability standard (V1) and three against the consumer standards (C3). It is reviewing our level one grading for governance.
Our V1/C3 gradings mean that the regulator is satisfied that we have the financial capacity to deal with a wide range of adverse scenarios, but that we need to make significant improvements to our delivery of the outcomes of their consumer standards.
We are working closely with the regulator to ensure we resolve the issues we identified comprehensively and as quickly as possible.
